Frequently Asked Questions (FAQ) About
Affordable communities, inc.
Affordable Communities, Inc., has consulted with cities and counties interested in preserving what few affordable housing communities remain within their jurisdictions. ACI developed one of the first “tiny home” communities in the United States by collaborating with the City of Arcata in Humboldt County, California to develop Sandpiper Park, an affordable housing all-age community. ACI and the City special ordered HUD-approved I bedroom/1 Full Bath homes with full size kitchen appliances, tankless hot water heaters, and cathedral ceilings all within 534 sq. ft.
ACI is qualified to serve as a housing consultant, project manager, or as the non-profit housing corporation which can work with local government to acquire an existing community, or to develop an affordable housing community serving seniors, all ages, or the homeless. ACI will work with your Housing Director, Community Development personnel, city attorneys, county counsels, county supervisors, and city council to assist you in preserving and increasing the supply of affordable housing in your community.
If your city or county is embroiled in litigation with park owners over your mobilehome rent control ordinance, ACI can facilitate a resolution of such litigation by negotiating a purchase of that park for the benefit of residents and which includes a settlement and/or dismissal of pending litigation. ACI believes that the nonprofit and resident-purchase of mobilehome communities is an attractive alternative to rent control, that can provide long term benefits to cities and counties, park residents, as well as park owners.
If you are a park owner, you owe it to yourself to thoroughly explore the benefits of selling your park to nonprofit Affordable Communities, Inc. We invite you to contact ACI so that we can meet with you to discuss how the sale of your park to ACI can create tax-free income, and allow re-investment benefits which would not exist if the park is sold to another “for profit” investor.
ACI has experience in securing available financing, including the issuance of tax-exempt bonds, so that ACI can provide a market-value purchase price for the park that enables ACI to maintain reasonable rents and continue necessary park maintenance and improvements. A sale to nonprofit ACI can be a “win-win” transaction for you and park residents. The experienced team of professionals at ACI is prepared to communicate with you, your attorneys, and your financial advisors to expeditiously proceed with a purchase of your community.
Whether you have an organized homeowner association or not, most park owners will not take you seriously if you tell them you are interested in purchasing the park. Park purchases are extremely complex transactions, and most park owners will not give serious consideration to a group of homeowners who are trying to do something they have never done before.
Most park owners do not want to deal with a committee of their residents if they have made the decision to sell their park. The best chance to preserve your park as an affordable housing community is if nonprofit Affordable Communities, Inc., contacts your park owner directly to negotiate a nonprofit purchase of the park before it is sold to another “for profit” investor whose goal to maximize profits. If you learn that your community is being marketed for sale, contact ACI.
